• Investment & Purchase Guidance: We accompany investors in the process of purchasing an apartment or other property in Romania – from the initial stages of interest to the identification of a suitable property and signing the purchase agreement.
• Due Diligence & Ownership Verification: We conduct comprehensive due diligence on the property, including thorough examination of ownership rights and registration status to ensure a safe and legal transaction.
• Transaction Execution: We handle all stages of the transaction, whether the acquisition is carried out privately or through the establishment of a dedicated company. We manage all necessary legal and bureaucratic aspects to successfully complete the purchase.
• Ongoing Property Management: Once purchased, our firm provides full management of the property on behalf of the owner, including all aspects of leasing and day-to-day operations:
  1. Tenant Search: Locating and screening potential tenants, and renting the property to a reliable and suitable occupant.
  2. Lease Agreements & Guarantees: Drafting comprehensive and fair rental agreements, including obtaining the necessary guarantees (such as deposits or collateral) to ensure timely payment of rent.
  3. Tenant Relations: Direct communication with the tenant, handling rent collection, addressing maintenance requests, and responding to needs on behalf of the property owner.
  4. Maintenance & Inspections: Ensuring ongoing maintenance of the property, conducting periodic inspections, and handling repairs and issues promptly and efficiently.
  5. Lease Renewals or Termination: Monitoring lease expiration dates, renewing contracts as needed, or ending the lease and managing tenant replacement where necessary.
  6. Legal Action & Evictions: In exceptional cases of contract breach or non-payment, we initiate all required legal proceedings, including tenant eviction, to protect the owner’s rights.
• Property Sale & Monetization: When the owner decides to realize the investment, we manage the entire sale process – from locating a suitable buyer and conducting effective negotiations, to drafting a clear and binding sales agreement and ensuring full payment and legal title transfer.
